Inflation may ease, as the ECB itself expects over the medium term, but nobody can say when.

What changes for private debt backed by real estate

High rates work in two directions. On one hand, banks restrict credit and part of the demand moves to alternative financing. On the other, borrowers pay more interest and their ability to repay is squeezed. Our recent notes on direct lending in Europe and the private credit maturity wall look at each side.

How the rate is set in each deal also matters. On floating-rate debt the coupon moves with Euribor; on fixed-rate debt it does not. Each formula shares risk differently.

Risks to consider

Default risk: higher rates and costlier energy reduce the margin of companies and developers. See also hidden defaults in private credit.

Valuation risk: the value of the property held as collateral can fall if credit becomes more expensive.

Illiquidity and term: these investments cannot be sold immediately and timelines can lengthen.

Interest rate risk: if rates change direction, the relative appeal of each alternative changes.

Loss of capital: all investment carries risk, including partial or total loss of capital. Real estate collateral mitigates risk but does not remove it.

How Ondara Group works

Since 2018, Ondara Group, based in Barcelona, has structured private debt transactions backed by real estate and distressed asset deals. The ECB says it will decide meeting by meeting on the data and is not pre-committing to a path.

How does the ECB pause affect Euribor?

Euribor had already reflected the decision. On 28 October 2026 the 12-month Euribor was 3.29%, according to euribor-rates.info.

What is real return?

It is the nominal return minus inflation. If inflation is higher than what savings earn, purchasing power falls.

Can you lose money investing in private debt?

Yes. There can be defaults, delays and falls in the value of the collateral, and part or all of the capital can be lost.

In summary

The ECB held rates on 29 October 2026 (deposit rate at 2.50%) and does not rule out increases.

Spanish CPI inflation was 4.9% in September, according to INE, above what deposits pay.

With high inflation, real return can be negative even if the nominal balance rises.

High rates move demand towards alternative financing, but also raise default risk.

All investment carries risk of capital loss and illiquidity.

If you would like to know how we invest, register as an investor and we will explain how it works.
