It is the third monthly rise in a row (2.96% in June and 3.01% in July), and it comes as banks tighten credit and European Central Bank (ECB) rates stand above 2%. For an investor, the question is not whether mortgages go up or down in one month, but what the cost of money says about lending secured on property.

This text is for information only. When it rises, three things change in the property market:

Higher payments. The same loan costs more each month, which lowers the price many buyers can afford.

Slower sales. If the end buyer struggles more, developers and owners take longer to sell. We saw this in Spain’s home sales in August 2026.

More demand for alternative finance. When banks tighten their criteria, part of the deal flow looks for other sources of capital.

An illustrative and hypothetical example shows it in numbers. We take the average amount for August according to the INE (EUR 181,285), over 26 years with a constant payment.

Illustrative example prepared by Ondara Group, October 2026

Interest rate

Monthly payment

Total interest

2.58% (0.5 points lower)

EUR 798

EUR 67,738

3.08% (August average, INE)

EUR 845

EUR 82,393

3.58% (0.5 points higher)

EUR 894

EUR 97,525

Half a point more means about EUR 49 more per month and about EUR 15,000 more interest over the life of the loan. It is a simplified calculation: it excludes fees, tied products and resets on variable-rate loans.

Trends: what is happening worldwide and in Spain

Spain, 26 October 2026 (INE). Mortgages on dwellings are up 2.3% year on year in August and the average rate reaches 3.08%, the highest of the last three months published.

Euro area, July 2026 (ECB). In the July bank lending survey, a net 9% of banks tightened housing loan criteria and expected further tightening in the third quarter. It is the latest edition we could verify.

Worldwide, 13 October 2026 (IMF). The Global Financial Stability Report warns that rising leverage and liquidity risks in private credit could amplify a stress episode.

Spain, July 2026 (servicers). An executive at Hipoges put debt portfolio sales at around EUR 4.5 billion between January and June, according to Brainsre. It is a figure from one operator, not an official statistic.

The ECB has had its deposit facility rate at 2.50% since 16 September, according to its official website. Its monetary policy meeting is today, 29 October, and the decision was not public when this text was written.

What it means for investing with property collateral

A higher average rate is neither good nor bad on its own. It changes the conditions in which the assets that serve as collateral operate. Three things are worth checking in each deal:

Prudent LTV. The lower the loan relative to the property value, the more room there is if prices correct.

A realistic exit. If the sale drags on because the end buyer finds it harder to get finance, the planned timetable may not be met.

Fixed or variable rate. In August’s mortgages, the fixed rate already starts higher than the variable one (3.16% versus 2.95%). In private debt the choice also matters.

For the wider picture of this market, see our summary of the Observatory of Alternative Finance with Mortgage Collateral in Spain, with market analysis by PwC and the legal framework by Cuatrecasas, in alternative mortgage lending in Spain in 2026.

Risks to consider

Loss of capital. All investments carry risk, including partial or total loss of capital.

Valuation risk. If property prices fall, so does the value of the collateral.

Illiquidity and term. Capital is locked in for the length of the deal and terms can be extended.

Borrower default. Property collateral mitigates risk but does not remove it: enforcing it takes time and costs money.

Provisional data. INE statistics are revised and a single month does not make a trend.

How Ondara Group works

Ondara Group is an alternative investment manager based in Barcelona since 2018. It was 3.01% in July and 2.96% in June.

How many mortgages were signed in August 2026?

33,841 mortgages on dwellings were registered, 2.3% more than a year earlier, according to the INE.

Why is there a 22% drop compared with July?

August is usually a month of lower activity. The useful comparison is the annual one, which was positive.

How are mortgages related to real estate private debt?

The cost of a mortgage shapes buyers’ purchasing power and the pace of sales, which affect the exit of many deals secured on property.

Are private debt returns guaranteed?

No. There is no guaranteed return and you can lose part or all of the capital invested.

In summary

The average rate on new mortgages reached 3.08% in August 2026 (INE, provisional), after 3.01% in July and 2.96% in June.

Almost as many mortgages are signed as a year ago, but for larger amounts: EUR 181,285 on average.

Banks are tightening criteria and the IMF warns of liquidity risks in private credit.

When investing with property collateral, LTV, the exit plan and a prudent reading of the data matter most.

If you would like to know how we invest, register as an investor and we will explain how it works.
